Project Overview
M&D Power Washing recently completed a specialized commercial exterior cleaning project in Fort Wayne, Indiana for a Parkview Hospital facility. The scope of work involved cleaning architectural Alucobond® metal composite panels, a premium exterior surface commonly used on modern commercial buildings.
These panels are designed to deliver a sleek, high-end appearance — but they require the correct maintenance approach to protect the finish and preserve the manufacturer warranty.
What Is Alucobond®?
Alucobond® is a type of aluminum composite material (ACM) used on many hospitals, office buildings, and institutional properties. It is valued for its clean, modern look, durability, and smooth coated surface.
However, because of its specialized finish, Alucobond is NOT a surface that should ever be cleaned with aggressive pressure washing or harsh chemicals.
Improper cleaning can lead to:
- permanent surface scratching
- discoloration or dulling of the coating
- premature oxidation
- voided manufacturer warranty on the finish
The Problem: Surface Pollutants and Organic Staining
Over time, exterior panels like Alucobond can develop visible staining from:
- airborne dirt and pollutants
- shaded moisture areas
- algae or organic buildup
- traffic and environmental residue
In this case, the panels had accumulated dark surface discoloration that reduced the building’s professional appearance.
Our Manufacturer-Safe Cleaning Process
Before beginning work, we educated the client on the importance of using a non-abrasive, manufacturer-recommended cleaning method for coated architectural panels.
Our process included:
1. Gentle Surface Agitation (No Scratching)
We carefully scrubbed the Alucobond panels using a soft brush system designed specifically for delicate commercial finishes. This ensures the surface is cleaned thoroughly without leaving swirl marks or abrasions.
2. Low-Pressure Rinse (Water Only)
After brushing each section, we rinsed the panels using low-pressure water, avoiding any high PSI that could damage seams or coatings. High pressure is never appropriate for this type of architectural material.
3. Final Spot-Free DI Water Rinse
To finish the project, we performed a purified deionized (DI) water rinse, which eliminates mineral deposits and prevents hard water spotting. This step is critical on smooth metal surfaces because traditional rinse water can leave visible streaks or spotting as it dries.
The Results: Restored Finish and Mirror-Like Shine
By removing surface dirt, organic staining, and environmental pollutants, the panels were restored to a bright, clean appearance with a noticeable reflective finish.
The difference was dramatic — the building exterior went from dull and stained to a fresh, mirror-like shine, helping maintain the facility’s professional image.
